This year, Lanse did an extraordinary amount of business—$33,000,000, which includes private sales, at a time when big deals have fallen apart left and right. What's the secret to success? "No big secret," says Robb. "I am willing to roll up my sleeves and do what it takes, and, more importantly, I surround myself with a bright team. When you work with incredible properties, there always seems to be a degree of complexity requiring years of boots-on-the-ground expertise. I've been in this game for over 20 years, so if I can't make it happen I'll pull together the right team of architects, builders, attorneys, planners, and consultants to make it happen." Can you give us an example? "We had buyers who had been searching with another firm but they were unable to find anything they liked on the market. Once they were retained and we helped find them their dream home, I made a few calls and found a special property that was not listed. They were thrilled. I also recently had a large acreage farm that was that was not generating enough buyer interest. Leveraging my marketing and consulting team, we advised our seller to offer the property as an investment listing, with eight legal lots that utilized the existing farm houses and barns; we sold the property to one of our direct buyers. In 2013, we were all about thinking outside the box (put back what you had). Most of my sales this year required a great deal of creativity and expertise." What are your predictions for 2014? "It's still a challenging market, but if you are selling or planning to sell waterfront or equestrian properties at a fair price, there are always buyers to be had (even if we have to jump through hoops to find them). We are already getting calls for properties that will be listed later in the spring, so we know there will be quality inventory available. I think the real challenge for 2014 will be growing my North Shore team!"
