that improved property performance is strongly
correlated to green building certification.
More specifically, the research found:
• Higher rent premiums: Rental rate premiums of
10.2% CDN and 3.7% U.S. were found in LEED
certified buildings.
• Lower rent concessions: Rent concessions
were down 4% in CDN LEED and BOMA BEST
certified buildings.
• Higher occupancy rates: An occupancy
rate premium of 4% was seen in U.S. LEED
certified buildings.
In aggregate, the findings from the study suggest
a premium for green office buildings of roughly
8-10% compared to equivalent non-certified
assets. Clearly, the value of sustainability
practices goes well beyond brand reputation
and the impact will only grow with the rise of the
millennial workforce and the changing dynamics
they are bringing with them. This is a workforce
that is growing rapidly – according to the
Pew Research Center³, "Millennials have
surpassed Baby Boomers as the nation's
largest living generation."
While the modern sustainable movement may
