things like keeping the overhead as low as possible. The model they built originally was just space rental. For overhead, we would only have one person on staff while the league renting our space would have like eight people on staff because it's their league that's running." To sustain such a low head count in terms of staffing, they did a good job in establishing long-term contracts with local sports organizations such as the yMCA and AAU. This allowed them to map out their future revenue up to 3-5 years in advance as those leagues and organizations continually renewed their contracts. "This would account for 60% of our gym space being accounted for in contracts…and that's just huge" Jared added. Eventually they started running their own tournaments and in 2009 Jared stepped up as Tournament Director. In the years that followed, they continually refined their program and today they run between 12- 15 tournaments a year on average which accounts for about half of their revenue complementing what they earn from renting out their space. Another key decision they made towards growing the business was hiring a Program Director just before the pandemic lockdown. They were fortunate to find Alex Cusick who came in with 2023 13 a wealth of experience and setup their all-sports camps for 6–12-year- olds which run during the summers and certain times when the local schools are out. Today, when it comes to sports being played in the facility, basketball has been the most popular with volleyball and soccer coming in as a close second. Also worth noting is that all of the courts are setup to live stream games. "We have a great camera system that is AI driven and tracks the action" Jared states. However, when it comes to indoor soccer, they primarily do Futsal since it's played on gym flooring. Because of this format a lot of what they do in terms of soccer is skill development via drills or running skill- based leagues since the ball doesn't really leave the floor. They also sublease out indoor space for baseball to a group that runs five batting cages as an auxiliary practice facility for Gonzaga University and have been doing so since the beginning of the facility. When asked about (the fastest growing indoor sport) pickleball, Jared says "It's great! Our group that has consistently played in our facility has grown but it's only in the winter time that we do it since most people prefer to play outside for free when they can." The Warehouse also rents out space for birthday parties with about half of their client's children wanting to just casually play basketball or volleyball with their friends. However, since hiring a Program Director they also offer more structured birthday party programming such as Nerf War, dodgeball and other all-sport activities. If you'd like to know more about the Warehouse, you can visit Contact - The Warehouse (warehouseathletics.com) and/or speak directly to Jared who'll be attending this year's annual Conference and Tradeshow taking place in Las Vegas.
