Downtown Idaho Falls' housing is primarily made up of renter units within larger 10+ unit buildings. We continue to seek more ways to diversify our housing options with new developments and increasing livability of downtown. Downtown Idaho Falls holds nearly 750 housing units, creating a high house- hold density of 3.1 per acre - more than double that of the Idaho Falls region. Housing units in Idaho Falls are densely collected in the eastern portion of the downtown area. With high demand for housing in the city, downtown offers attrac- tive amenities and community character. For owning a home, downtown Idaho Falls offers almost exclusively single-family dwelling units. Not only is this a savvy and affordable investment for any poten- tial homeowners, as the population of Millennials and young professionals grows in the area, demand for 1- and 2-person housing will increase as well. For renters, there is a larger diversity of units with 50 or more units available. The majority of rental units are either single family detached dwelling units, fol- lowed closely by 3- to 4-unit structures. With a median monthly cost for renter- occupied housing units between $500 and $749, renting downtown is both affordable for downtown residents and the least costly of the Idaho Falls area. How much income do downtown residents make? A quarter of households of downtown Idaho Falls make between $15,000 to $24,999 in yearly income, while another quarter makes between $25,000 to $34,999. However, a larger percentage of households range over that than below that amount. When compared to the city of Idaho Falls, residents living downtown make less on average than residents out- side the downtown area. Compared to peer cities, the median household income in downtown Idaho Falls falls in the middle. What is the median home value in Downtown? While the majority of housing units in downtown Idaho Falls are rental units, the prevalence of single family owner-occupied housing units create an abun- dance of affordable housing options for Idaho Falls' median home price.
