Homebuilders Rob Phelps (left) and Quinn Webb (right) have teamed up with developer Jeff Hawkes to bring their expertise to Hawks Landing, a unique community in the foothills just east of Idaho Falls. Meet the Developer Jeff Hawkes, CEO— Hawks Development In later phases, Hawks Landing also has 6.8 acres of commercial planned, offering the community access to services and retail including a grocery store, bank, gas station, car wash, recreational centers, restaurants and more. According to Hawkes, the finished com- munity will offer residents a completely unique lifestyle experience where they can live, work and play without ever leaving the neighborhood. “The ultimate vision for Hawks Landing is to create a new-old neighborhood,” Hawkes said. “One where families can enjoy time together, reconnect with nature and establish traditions that they can come to rely on today and for years to come. But they don’t have to wait to start enjoying that life because many of our amenities are already in today.” Originally from Southeast Idaho, Jeff Hawkes knew Ammon would be the perfect location to build what could be considered the ultimate family neighborhood. “Ammon is a very special community and the people really embraced this concept of getting back to the neighborhoods of old,” he said. The property is located on a six to seven percent gradual slope, which creates lots where every resident can have a fantastic view, whether it be of the Snake River Valley, city lights, Lost River Range or the Sawtooth Mountain Range. According to Hawkes, the untouched land was an ideal spot to build this development. “Literally, if I had to lay out a piece of Hawks Landing at a Glance n 100-acre master planned community n Offering townhomes, single-family and luxury homes and home sites n Prices starting in the $160’s n Parks, walking trail, Bocce Court & other amenities already installed n Developer: Jeff Hawkes, Hawks Development n Preferred Builders include Phelps Homes and Wind River Homes n Floor plans and availability now online at www.myhawkslanding.com land and control the topography, I couldn’t have done any better,” he said. “Most people grew up in the valley close to the river and have never really had a chance to explore this beautiful area.” Hawks Landing is located on Sunnyside Road, approximately nine miles east of the new interchange off of I-15 and Sunnyside Road. New homes are available now and several more are under construction. His experience in this sector groomed him for his first entrepreneurial endeavor—Emerald Publications, which he established with a partner in 1986. After more than 10 years and explosive sales growth, Emerald Publications was sold in 1998 to Fiserv, and it continues to function as a successful publications organization. It was after the sale of Emerald in 1999 that Jeff began to formally pur- sue his life long interest in real estate. Beginning with Hawks Ventures, LLC, a modest-sized real estate investment firm, and ultimately growing the firm into Hawks Development. It is Jeff’s pas- sion for real estate, strong finance back- ground and individual project successes that allow him to reinvent and adapt his business model as the industry changes and shifts. “To have this land and be part of creating a vision like this is a blessing,” remarked Hawkes. “There are far more profitable things to put money into but I am just happy that Hawks Development can make this project a reality.” Started with a philosophy of “smart development,” the goal at Hawks Landing is to create spaces that are good for the people, good for the land and good for the community. Educated at Brigham Young University, Hawkes is an Idaho native with strong ties to the region. He and his wife, Shelley, reside in Bountiful, Utah. They are the parents of five chil- dren, four girls and a boy. Jeff enjoys most sports and fitness activities including skiing, biking and hiking.
