The history books may not have stamped a precise date on it, but at some point in the past half century, someone apparently decided that the notion of community-building was over and done with. All that’s left—so says the conventional wisdom—is expansion and sprawl. That might be the case for countless cookie-cutter neigh- borhoods that have defined the country’s suburban landscape over the past 20 years. Just don’t tell that to enterprising groups like the team at Snake River Landing. This development, for all its ingenuity, is a project that ultimately reflects the tradition- al “neighborhood patterns” and the values and culture of East Idaho. The developers note that every effort was made to create a community that would seamlessly blend into the natural beauty of the area and epitomize the concept of neighborhood and community as one. A tall order, to be sure. But such state- ments are far more than fanciful dreams of community-building. The project’s residential developer, Garbett Homes, has already introduced some intriguing single-family homes with prices starting at around $170,000. Beyond the residential development, the Landing will feature open-air retail shop- ping, state-of-the-art offices, entertainment, dining and open green-space—all within walking distance of home. Development plans call for courtyard- and patio-style residences, as well as a club- house, swimming pool, hot tub and a fully equipped exercise facility. Buyers can choose from three unique home plans with up to three bedrooms, 3,000 square feet of living space, a two-car garage and optional basements. Main-floor living plans are also available. Encompassing 400-plus acres, the proj- ect stretches from Pancheri Drive south to Sunnyside Road and will include retail, office, restaurant and residential space along with several parks, trails and water features. That’s just one of many features available at the forthcoming living community at Snake River Landing.
